Open shades and curtains to let in light
Turn on most or all lights so home is well lit during showing
At night, turn on porch light and outdoor lighting
Tidy all the rooms. Neatness makes a good impression
Clear counters, sinks, and tables of as much clutter as possible
The cleaner and neater the home is, the better
Put away items in the yard such as bicycles, tools, lawnmowers, etc
If possible, have a pleasant smelling candle burning or perhaps an apple pie baking in the oven
In Fall or Winter, light a fire in the fireplace
Soft background music is a very nice touch

While Your House is Being Shown

When possible, leave the home. If you cannot, try to stay in an out of the way area so the potential buyer can feel free to make comments and ask questions
Let your real estate professional show your house. If you are asked a question, answer candidly, but try to let the Broker use her skills
It is best to be away from the home during an open house
Keep radio, stereo or TV on low volume
Keep valuables and money out of sight
