What is a home inspection?
An inspection is meant to evalutate, at minimum, the structural and mechanical condition of a property. It is not the same as an appraisal which evaluates the market value of a property. Persons involved in a real estate transaction need unbiased information about the physical condition of property they plan to buy or sell and your contract should include a contingency that you obtain a satisfactory inspection report.

What the inspection, at minimum, should include:
- Foundations
- Plumbing and electrical systems
- Doors and windows
- Ceiling, walls, and floors
- Roof, attic
- Hazardous materials concerns
- Heating and air conditioning systems
- Common areas (for condominiums)
- Insulation
- Ventilation
Also may include: termite/pest inspection, mold/mildew evidence, lead paint, radon, carbon monoxide.
